What is Build-To-Rent?
Build-To-Rent refers to a model of urban housing development where properties are specifically developed and held for long-term rental, rather than for private sale.
It is seen as a key solution to Australia’s housing affordability crisis, providing large-scale housing developments and well-connected communities.
The BTR market is very much in its infancy, with just under 3,800 BTR units currently completed in Sydney, Melbourne, and Brisbane markets. (completed as March 2024)
Melbourne has by far the largest amount of existing stock. This is because the Victorian State Government offered various tax concessions to attract investors and developers. These concessions include reductions in income tax, stamp duty, and land tax for BTR investors, aligning returns with those of traditional commercial property class assets.
The pipeline of projects, either under construction, in planning approval, or proposed, is enormous compared to stock levels. The continued growth of the BTR investment sector is the long-term understanding of the long-term rental markets.

We were recently awarded a 6-star rating for one of our multi-storey Accommodation Projects in November 2025. A 6-star GBCA (Green Star) rating means a building has achieved ‘World Leadership’ in sustainability according to the Green Building Council of Australia.
