Led by City West Housing, designed by AJC Architects and managed by Altus Group, the $255 million project will deliver 264 new social and affordable rental homes in one of Sydney’s most connected inner-city precincts.
Acacia Apartments will include 135 social housing apartments and 129 affordable rental apartments, helping provide critically needed homes for people on very low to moderate incomes.
Early works commenced in May 2026, marking an important milestone for a project shaped by quality, sustainability, collaboration and long-term community value.

A Major Affordable Housing Project for Inner Sydney
Acacia Apartments is located at 330–332 Botany Road, Alexandria, within Green Square Town Centre and the City of Sydney Local Government Area.
The site is positioned close to significant public transport, civic and community infrastructure, including Green Square Train Station, Green Square Library and Civic Plaza, Gunyama Park Aquatic and Recreation Centre, Matron Ruby Grant Park, Joynton Avenue Creative Centre and the Drying Green.
The land was residual land from the construction of the Ashmore Connector East Road, which connects Green Square to the Ashmore precinct. The City of Sydney nominated the site for affordable housing in perpetuity and sold the land to City West Housing at a discounted rate, helping support the delivery of long-term affordable rental housing in the area. Supporting Affordable Homes Close to Work, Transport and Community
Acacia Apartments will provide safe, secure and affordable rental housing for lower-income households in one of Australia’s most expensive urban areas.
City West Housing has noted that more than 1,900 eligible households are currently on its waiting list in the City of Sydney. This project will help provide homes for residents who need to remain close to employment, transport, services and established community networks. The development forms part of City West Housing’s secured development pipeline of 536 affordable housing apartments in the City of Sydney, in addition to its existing portfolio of 964 apartments across the local area.
For Infinity Constructions, the appointment reflects the importance of delivering projects that combine construction excellence with meaningful community outcomes. A Collaborative Funding and Delivery Model
Acacia Apartments is being delivered through a collaborative funding model involving government, community housing, and private-sector partners.
The project has received support through the Federal Government’s Housing Australia Future Fund Facility, as well as contributions from City of Sydney affordable housing developers and discounted land sale support.
The development has also secured construction finance through a Social Loan issued under the Commonwealth Bank of Australia’s Social Loan Framework. Social loans are a form of sustainable finance used to support projects that address social issues or deliver positive outcomes for a target population. This funding structure reflects the broader collaboration required to deliver social and affordable housing at scale.

Built for Long-Term Affordability and Sustainability
Acacia Apartments has been designed to support long-term affordability, sustainability and resident wellbeing.
The development will be all-electric, with no natural gas in the building. It will also include solar PV panels, passive design strategies, communal open space and initiatives intended to reduce energy use and long-term operating costs.
The project also includes three-bedroom family units on lower floors and car-share spaces through a partnership with GoGet, helping reduce reliance on private car ownership.
These design decisions support the building’s long-term performance while helping residents benefit from homes that are comfortable, connected, and more affordable to operate.
